Creekside Pointe Affordable Homebuyer Qualification Checklist

- No – Stop here. Unfortunately, this program is only open to first-time buyers.
For eligible first-time buyers, use the checklist below to verify you meet all requirements to purchase one of the four affordable 3-bedroom, 3-bath homes at Creekside Pointe under the San Diego Housing Commission (SDHC) Affordable For-Sale Housing Program (120% AMI).

Below are the 2025 SDHC income limits at 120% of Area Median Income (AMI) for San Diego County, by household size. Your household’s gross income must be at or below the limit for your family size to qualify.

Eligibility Criteria – Checklist
You must meet _ALL_ of the following eligibility criteria.** Check each item below to confirm:
- First-Time Homebuyer: You (and all adult household members) have not owned a home in the last 3 years (All buyers must be first-time homebuyers under this program.)
- Household Size Requirements: Your household has at least 4 people. (A 3-bedroom home requires a minimum household size of 4 under program occupancy standards.)
- Residency & Work History: You are currently living and working in San Diego County and have done so for a minimum of the past 2 years. (Documentation of 2-year San Diego residency and employment is required.)
- Income Limit (120% AMI): Your total household gross income is at or below the 120% AMI limit for your family size. (See the 2025 income limit table above – for example, a 4-person household must earn ≤ $156,950 in 20245.)
- Asset Limit: Your available liquid assets (cash or assets easily convertible to cash) do not exceed the 120% AMI income limit for your household size, after applying the maximum allowed down payment. (Retirement accounts that can’t be accessed are excluded. Excessive assets can disqualify applicants.)
- Minimum Credit Score: All purchasers have a minimum credit score meeting program requirements. SDHC’s minimum FICO score is 640, however the Creekside Pointe listing specifies a 680 minimum for these homes. Ensure your credit is in good standing (and address any collections or delinquencies before applying).
- Down Payment & Financing: You can provide at least a 3% down payment from your own funds (or eligible family gift). No more than 20% down payment is allowed in this program (to ensure buyers have limited assets). You must finance the purchase with a mortgage – all-cash purchases are not permitted (Have a lender pre-approval ready; see Documents checklist below.)
- Occupancy and Co-Borrowers: You intend to occupy the home as your primary residence. All co-borrowers must also live in the home, and non-occupant co-signers are not allowed. (This program is for owner-occupants only; no investors or non-resident co-buyers.)
- Program History: You have not previously participated in an SDHC first-time homebuyer or affordable for-sale housing program. (Households can only use SDHC homeownership assistance once.)
- Student Status: No applicant or co-applicant is a full-time post-graduate student (full-time graduate students are not eligible for this program).
- Independent Purchase (No Double Dipping): You are not relying on additional SDHC homebuyer assistance loans or grants. (SDHC down payment/closing cost assistance cannot be combined with the Affordable For-Sale Housing Program).
